Derwent London has launched its flagship Charlotte Building at 17 Gresse Street, W1.
Designed by architects Lifschutz Davidson Sandilands, this 47,000 sq ft building offers seven floors of contemporary office space set around a landscaped courtyard.
Only one floor remains of 7,384 sq ft after successful lettings to Unanimis, Icon Entertainment International, Converse (part of Nike Inc.) and Brandopus.
Unanimis (part of Orange France Telecom) took 13,100 sq ft (1,220 sq m) over two floors at a rent of £578,500 per annum, while Icon Enterntainment International took a further floor of 6,800 sq ft (630 sq m) at a rent of £297,000 per annum.

Summary jury comment:
This is an exemplary office development which has been well conceived and executed by the design team and developer. Rather than settle for a standard approach the team have used the advantages of the location to include such initiatives as openable vents - an all too rare occurrence in central London - and the design maximises light into the office space. The internal spaces utilise efficient under floor displacement ventilation which works well with the opening facade and the external design is striking yet not over complicated and makes a worthy Regional winner.
