The tenant will occupy the entire third floor of the property and will pay a rent of £42.50 per sq ft, the highest level achieved in the building, amounting to £0.95 million per annum.

Derwent London, in collaboration with Crossrail Limited, has submitted a planning application for a mixed-use scheme at 1 Oxford Street, London W1. The proposed scheme, with a total net lettable area of 275,000 sq ft, would be built above the Tottenham Court Road Crossrail and London Underground Station following the completion of the upgrade works, expected to be in 2017. At this time the Group has an option to reacquire the site which was compulsory purchased by Crossrail in 2009.

Grosvenor and Derwent London have signed a Memorandum of Understanding to form a partnership to consider the redevelopment of 1-5 Grosvenor Place, London SW1. The site of over 1.5 acres, next to Hyde Park Corner, offers the opportunity to undertake a substantial mixed-use redevelopment, likely to include a luxury hotel, commercial and residential uses.

Derwent London is pleased to announce that it has been granted planning permission by the London Borough of Islington for a major new 289,000 sq ft (26,800m²) redevelopment at City Road Estate, London EC1.
The proposals, by architects Allford Hall Monaghan Morris, will provide offices, retail and private residential accommodation. The group is currently reviewing its strategy for the development and will be seeking to secure a significant pre-let prior to commencing construction.

Derwent London is pleased to announce that it has been granted planning permission by the Mayor of London for a major mixed use development at 80 Charlotte Street, Fitzrovia W1. The 367,000 sq ft redevelopment will include 336,000 sq ft of office, residential and retail space at 80 Charlotte Street and 31,000 sq ft of residential at nearby 65 Whitfield Street and 1-8 Whitfield Place. In addition, a new public realm park will be created whilst retail units will enhance the ground floor frontage and identity.

Derwent London is pleased to announce that Expedia, the world's largest online travel company, has agreed to lease the top two floors of the Angel Building, 407 St. John Street, London EC1. Expedia will take 81,260 sq ft of office space at a rent of £3.33 million per annum on a 10-year lease with no breaks, a rent review in year five and a rent-free period of 24 months.

Convertible Bond Offering Launch and Pricing

Derwent London announces the launch of an offering of £175 million of Convertible Bonds due 2016 with an option to increase the offering to up to £200 million. The Company intends to use the net proceeds to help fund its development pipeline and increase resources for future acquisition opportunities. Settlement is expected to take place on or about 2 June 2011.
