Our most recent development, Network, completed in early May 2026. The property sits on the corner of Tottenham Court Road and Howland Street and comprises 136,300 sq ft of offices, entirely pre-let to Databricks at £14.1m pa on a 15-year lease (break at 10), and 4,900 sq ft of retail. It offers a private terrace and extensive landscaped roof garden, a beautiful double-height reception and generous amenity provision, including 259 cycle spaces. The flexible office floor plates feature a floor-to-ceiling height of 2.95m and openable windows. Of the two retail units, one has been let to BOLIA and the other is under offer.

The ERV is £13.7m (Dec 2025) and 23 affordable homes are being provided in Tottenham Mews W1.

Network has been designed as a low carbon building, aligning with our 2025 target of ≤600kgCO2e/sqm which reflects the Greater London Authority’s ambitious requirement. BREEAM ‘Outstanding’, LEED Gold, EPC 'A' and NABERS 4.5 Star ratings are targeted.

Network has achieved a Platinum SmartScore certification. A global standard for smart buildings recognising exceptional user experiences, cost efficiency, high standards of sustainability and future-readiness.
